JOB TITLE: Quantity Surveyor
REPORTING TO: Company Directors
LOCATION: London (Site and office-based, hybrid options available)
SALARY: £50k - £70k + pension + bonus scheme - Depending on Experience
JOB PURPOSE
The primary objective is to safeguard the Company against financial, legal, and contractual risks associated with contract terms, variations, and client action failures. This includes negotiating and mitigating potential impacts of our actions. Additionally, maintaining precise cost records and preparing comprehensive monthly Cost Reports in collaboration with the project team is crucial. Detailed applications for payment and variation breakdowns as per contract requirements are to be submitted regularly. Furthermore, overseeing the placement and management of Sub-Contract packages, including tender enquiries and interim payments, is essential. In rare cases, this role may necessitate leading the dispute resolution process, which involves preparing claims, evaluating loss & expense, and assisting in the adjudication process.

PRINCIPAL ACCOUNTABILITIES
- Implement and update processes on each contract to manage contractual risks effectively.
- Assess contractual risk by analyzing Sub-Contract forms and creating risk registers for negotiation with clients.
- Thoroughly review each project to negotiate risky contract clauses with clients and communicate identified risks to the project team.
- Produce detailed valuations and ensure interim payments are agreed upon.
- Investigate, notify, and substantiate variations as necessary.
- Issue enquiries to Sub-Contractors and negotiate and agree on sub-contract packages and job specifics.
- Negotiate financial accounts and assist in settling disputes within contractual timeframes.
- Timely assistance in reporting EOT and L&E to the main contractor, ensuring contractual timescales are met.
- Provide cost analysis to support project managers and finance managers with mid-month cost forecasts.
- Maintain effective communication with the site team and business unit and foster strong working relationships with customer personnel.
SKILLS & EXPERIENCE
- Minimum 5 years’ experience in QS function for a specialist façade sub-contractor.
- Extensive technical knowledge of façades.
- Strong commercial and legal understanding.
- Proficient in Microsoft Office and Microsoft Project.
- Detail-oriented with a commitment to accuracy.
- Excellent negotiation and influencing skills.
- Resilient and tenacious.
- Exceptional verbal and written communication skills
